Refinance for redevelopment of Kelham Island site

The redevelopment of a key site in Sheffield’s up and coming Kelham Island area took a step forward following funding from Bridge Help.

In a deal completed in less than two weeks, Bridge Help agreed short-term finance of circa. £1.2million in July 2020 for the development of a site in Kelham Island. The refinance loan was agreed with developers on a relatively low Loan To Value (LTV) enabling it to be completed quickly.

Planning approval for the site, which is located adjacent to the Grade 2-listed Globe Works building and Grade 2-listed Cornish Works, was secured from Sheffield City Council in 2018 for the demolition of existing buildings and the construction of a new 4 to 11-storey building.

The site, which is now vacant, was previously occupied by Namsbury Engineering, Eurofab and the Rutland House student accommodation scheme.

The new development will comprise a total of 222 apartments and two commercial units at ground floor level, a basement car park and communal amenity space.

Kelham Island sits to the north of the city centre. The manmade island was formed in the 1100s, when a stream was diverted to power a nearby mill. However, as industrial activity has moved on, the area has undergone a significant transformation in recent years and quietly become one of the most exciting parts of the city. Buildings that were once factories, mills and workshops are being transformed into Sheffield’s answer to Manchester’s Northern Quarter.
